Selling your home can be a difficult process and there are many different challenges to overcome. For many people, the viewing process is the biggest challenge, and you can see why, because this is one of the most influential factors in whether someone decides to make an offer for your home. Even if someone falls in love with your home on a website or in the window of an estate agent, the real impression comes when they visit the property. The importance of this stage means that many property owners will be concerned about this stage but of course, there is also a safety aspect to consider.
After all, the viewing process sees strangers coming into your home, a state of affairs that wouldn’t be tolerated at any other time. Statistics provided by the National Association of Estate Agents, the NAEA, states that the average property sale sees 12 viewers coming to a property before a sale is concluded. This is a lot of people and it is only natural that this will be a concern. However, as the selling party, there are things you can do to increase your safety and to minimise the risks associated with people you don’t know coming to your home.
Some of the steps that you need to bear in mind include:
- Obtain all of the details of the viewer from the agent
- Upon arrival, ask the viewer to confirm their details before being allowed in
- If you are likely to be alone during a viewing, ask a friend or even a neighbour to come around
- Be friendly but not overly friendly and don’t provide too much information about yourself or your movements
You can see why many property owners decide to let their agent take control of a property viewing, but if you do this, you need to ensure you furnish the agent with all of the relevant details. This may include the presence of an alarm, the location of the alarm and any reset codes that need to be used.
