Selling Your Home: How To Close The Deal

It is understandable that selling your home will leave you feeling stressed, because it can be a complicated process. The NAEA states that the average length of time for an offer to come in for a property is after there have been twelve views of the property. For the seller, this can seem like a long time, and it is natural that they will be keen to progress the offer but there are some questions to ask the buyer at this point before agreeing to the deal. You want to find out:

  • If the buyer has sold their property, is it on the market and are they part of a chain?
  • If the buyer has a mortgage agreed in principal
  • When the buyer would be looking to complete

If you are fortunate enough to have a choice of offers, it may be that the highest price isn’t always the best deal. A slightly lower offer where the buyer isn’t part of a chain and is happy to move soon could be more suitable than a higher offer from a buyer who is part of a chain, doesn’t have a mortgage agreed in principal and is looking to move in the future. This is why you should consider what you are looking for with respect to selling your home rather than just the financial offer.

The right solicitor makes a big difference

Once you have decided to accept an offer and a price has been agreed, the next step is to exchange details of the solicitors involved in the process, and this begins the conveyancing process. You should look around to find the solicitor that is best for your needs, and again, while costs and fees are important, they aren’t the only factor to consider. You should consider an estate agent with local experience and a good reputation in the local area.
