While there is a lot of debate and discussion taking place about green belt property developments in Stockport at the moment, there does appear to be projects that are moving forward in a positive manner. This can be seen with the fact that GVA, a property advisory company, have been selected to bring a development opportunity to the market in Stockport. The site is a 0.6 acre site located in Heaton Chapel, which is around the back of the former Tesco Metro store, which was found on Wellington Road North. The firm has been instructed to look for offers in the region of £800,000 for the site.
In the past, planning permission has been secured for the site and these plans focused on 10 three and four bedroom homes. This planning permission has since lapsed but clearly this is an area that will be of interest to many firms and it may be that previous plans can be utilised again or can serve as the backdrop to new work being undertaken.
This could be a good opportunity for the right property developer
The company dealing with the sale of the land believes that this is a site which offers a great opportunity to create something new and interesting in the local area. There is always a need to be cautious when it comes to property development but words like “exciting” and “rare” are certainly going to catch the eye. This is a part of Stockport that is calling out for a high standard of housing and you can guarantee that there will be a high level of interest in the development if it comes to fruition. The company placing the land on the market believes that interest is likely to come from property developers but the site can be used for alternative uses if the necessary consents are obtained.
With a high standard of local authority housing targets to be met and a lack of available areas in Stockport, this is an opportunity that could be too good for some firms to turn down but at the moment, there is a need to wait and see what pans out.
At Spencer Harvey, we have a keen interest in all new developments, and proposed developments, in the Stockport area, and this could be something that is welcomed by the local community. Even though there are concerns about many development plans and building projects in the local area, there is also a lot to be said for the fact that Stockport needs new homes and most people will agree with this.
Even if this site is turned into housing, it is not likely to see new homes placed on to the market anytime soon, and if people are looking for Stockport property options that are more tangible, we are always happy to help. When it comes to the Stockport property market, speak to Spencer Harvey.
