Given the importance of the letting sector in England, it is understandable that many people have been calling for tighter regulations and more control in the sector. This is why the plans that look to bring in mandatory regulations for letting agents, ensuring all agents meet a minimum standard, have been well received.
This is something that ARLA Propertymark has been campaigning for over strongly, for over two decades. We’re proud to be a member of ARLA Propertymark, as we believe this provides confidence and peace of mind to all of our clients, and their action on this matter is just one factor in why we are proud to be a part of what they do. Regulation is essential in providing people with the confidence they need in letting and hopefully it will help to clear up the image and identity of this market.
At Spencer Harvey, we believe we offer a reliable and reasonable service but we know that many people have suffered through bad agents and landlords, and this may have coloured their view of the letting industry. Hopefully this can be consigned to the past.
One important announcement comes with the fact that landlords will have to take part in a redress scheme with an Ombudsman, which should ensure tenants find an easier process when disputes arise. We are also supporters of the aims to incentivise landlords who operate in the correct manner. There are some landlords who can be reached by threatening bad behaviour but if the industry is to prosper and flourish, there is surely a need to encourage the best behaviour and looking for landlords to offer more. This is hopefully a step that will lead to better standards in the sector.
Other aspects which will hopefully change include:
- Twelve month minimum tenancies for those that request them
- A three month notice period for tenants who have done nothing wrong
- A greater level of fairness for the tenant
We believe that there is a need to protect tenants and these steps look to be ways that will help the industry to move in the right direction.
We’re delighted to hear that a representative from ARLA Propertymark has already met with the Housing Minister and the Secretary of State. This was to indicate support for the announcement but to also provide guidance on what the industry should be doing. As a leader of change with respect to regulation, we are pleased to say that ARLA Propertymark’s efforts have been recognised, which can only help to provide worthwhile insight into the regulatory process.
Work undertaken in Scotland and Wales has made notable improvements in these areas and we believe that similar improvements will occur in England, and naturally, Stockport and South Manchester.
