All homeowners should look to create the best possible impression when selling their home and the first impression is absolutely vital. A buyer may not decide to make an offer on a home when they are outside it but they may decide that they will not be making an offer on the property. This is why you need to ensure you create a strong first impression and making sure your home has kerb appeal is a fantastic way to start on the right foot.
Given the importance of creating a positive first impression, the National Association of Estate Agents has provided a number of tips on how to ensure your property has great kerb appeal. As a NAEA member, Spencer Harvey is more than happy to pass on these tops and if you would like to discuss what you should do to create a great first impression, please come and see us.
You don’t need green fingers to have a great garden
You may not be “green fingered” but there are a number of things you can do to ensure your garden creates the best possible impression at your home. If you have a lawn, make sure it is mowed on a regular basis and looks tidy. Even if you aren’t too confident with plants and flowers, buying some ready-made seasonal plants will add a dash of colour to the garden. If there isn’t much room in the garden area, consider a window box or a hanging basket to add a touch of vitality and energy to the property.
You also need to make sure that you undertake all maintenance jobs in the garden, much as you would do with the inside of your home if a buyer was coming around. If you have a broken gate or paintwork is starting to flake, you should take steps to rectify these matters before you welcome potential buyers to your property.
One good thing to consider with the outside of your property is the security of your doors and windows. These are the most common entry points when it comes to a break-in, so if you show that you have strengthened these areas, you will create a strong impression for potential buyers. There is also a lot to be said for painting your front door, giving it a fresh lick of paint. You should ensure that the colour is strong but not out of keeping with the décor in the local area.
