It is of benefit to look at the property prices over a year, so we’ll consider three areas and how the selling prices have changed between January 2015 and January 2016. When looking at property prices, it can be difficult to know for sure the exact costs and to ensure that every property transaction is included, but the figures are presented as a good starting point and an introduction to these areas.
Wilmslow
The take-away figure for Wilmslow is that between January 2015 and January 2016, the average selling price rose from £413,386 to £465,496. This is a rise of 13% but it should be noted that the average price for individual property types rose in different ways. The biggest riser was flats, which held an average selling price of £179,050 in January of 2015 but by January 2016, this price had risen to £303,317. This represents a rise of 69% over 12 months. Terraced properties also rose sharply, by 49% to £287,250 while semi-detached and detached properties had the more modest rises of 11% and 9% respectively.
Woodford
If you are looking for a bargain, property prices in Woodford have fallen by 8% in the past 12 months, dropping from £492,399 in January 2015 to £454,401 in January 2016. This has arisen due to falls in selling prices for detached and semi-detached property but terraced properties and flats have risen in price. Of course, it is relative to the particular area and the January 2016 average selling price for detached properties was £932,500 is still higher than most top prices in the Greater Manchester area.
Alderley Edge
In Alderley Edge, the average property price has risen by 9% in the past year. While the price of detached properties has fallen (by 10%), there is a contrast to Woodford in that semi-detached properties have risen by 109%! Sometimes an outlier can have a huge impact on the market and at January 2016, the price of semi-detached properties was higher than detached properties! Flats in Alderley Edge have been in high demand, rising from an average sales price of £282,500 in January 2015 to £500,000 in January 2016.
